Factors that Affect a Roof Replacement Cost

If you're replacing the roof on your home, the only way to get an accurate cost is to get quotes. You may wonder what factors will affect your outlay for the project. Here are several things your roofer will need to know to give a detailed price. 

Material

The roofing material you choose will impact the price you're given. Options include metal, concrete, terracotta and slate tiles. Slate is pricey, but these roofs can last a century or more if they're well-maintained. Other kinds of tiles are usually cheaper than slate but may be more expensive than metal. Specific prices will vary between products, though.

Creating a traditional look, terracotta and concrete tiles provide excellent insulation, and they last for decades. Metal sheets can come in beautifully rich, subtle and moody colours that are reminiscent of nature. They offer reflective finishes and can be buttressed with insulation. You'll want to weigh up the cost, performance and appearance of each material. Your roofing contractor can give advice, taking your local climate into account.

Roof Size and Configuration

The ease of replacing your roof will also affect the price of the project. If your house is expansive, it will take longer to cover than a compact home as there is more area to cover. This extra size will likely add to construction expenses, as will the cost of more materials.

Your roof's configuration is relevant too. If it has multiple peaks and an elaborate form, the construction of the new roof will be trickier and take longer. On the other hand, if the building has one peak or a flat roof, the process will be simplified. 

Because metal sheets are bigger than tiles, they're quick to implement compared to tiles. Another factor to add to the calculation is how easy your house is to access. If it is in a squashed location with little room at the sides, front or back of your property, the entire process may be difficult. 

Other Aspects

You also need to factor in other aspects. For example, unless your house is currently roofless, the contractors will need to remove and dispose of the current roof material. This process is typically included in the overall replacement cost. Some materials, such as sheet metal, are easier to remove simply because they're larger and lighter. With tiled roofs, the contractors need to extract each tile one by one, which can be time-consuming.

If your current roof contains asbestos, a special safety process will need to be conducted. You should also consider whether you want to replace the guttering and downpipes, which will add to any quotes you receive for a roof replacement.
